Hill Country applications

Boerne generates a more varied mix of ductless work than the suburban markets, because the building stock itself is more varied.

Barndominiums and metal shops. Kendall County acreage is full of them, and metal buildings are among the hardest structures in Texas to condition. Steel conducts heat roughly 400 times better than wood, so every purlin and girt is a thermal bridge. An uninsulated metal roof deck reaches 160 to 180°F in Hill Country sun and radiates straight down. Combine that with 12 to 16 foot ceilings holding double the air volume of a standard room, and conventional sizing rules fail badly.

Spray foam on the underside of the roof deck is close to mandatory here, and it is the decision that determines everything else. With foam, plan 30 to 35 BTU per square foot. Guest casitas and ranch outbuildings. Detached structures on acreage cannot practically share a main house system — trenching refrigerant or duct lines across a property is expensive and generally not permitted for a separate dwelling. A single-zone mini split costs less than the trenching alone. See ADU and casita systems.

1880s limestone homes. Downtown Boerne has genuine German-settlement architecture with thick masonry walls and no mechanical chase. Retrofitting ductwork means destroying the interior. Core-drilling a three-inch penetration does not.

Workshops and studios. Common on Hill Country property, and typically wanted on an intermittent schedule that a central system serves poorly.

Utility service is split and neither is a major

Boerne homeowners should not assume any of the widely quoted Texas rebate figures apply, because none of the major programs cover Kendall County.

The City of Boerne operates its own municipal electric utility within parts of the city. Surrounding county acreage is largely served by Bandera Electric Cooperative, a member-owned co-op. Oncor covers DFW, CenterPoint covers Houston, CPS Energy covers Bexar County — none of them reach here.

Municipal and cooperative rebate programs vary considerably and change without much publicity. We are not able to verify current Boerne-area terms with the confidence we can for the large utilities, so rather than publish a number we cannot stand behind, the recommendation is to contact your provider directly before putting a rebate in your budget.

The federal 25C tax credit expired December 31, 2025 and is unavailable for 2026 installations anywhere.

The historic district

Boerne’s Hill Country Mile and surrounding blocks fall within a designated historic district where exterior changes can require review.

As in San Antonio’s King William or McKinney’s downtown, the indoor head is not the issue — the outdoor condenser is. A rear or side elevation, out of view from the street, screened with fencing or planting that does not obstruct airflow, generally satisfies review. Line-set covers painted to match trim are far less conspicuous than exposed tubing.

Raise it during the quote rather than after equipment arrives.

Acreage considerations

Properties on Kendall County acreage introduce a few practical points that suburban installations do not.

Electrical capacity. Older rural properties sometimes have limited service, and a multi-zone system may require evaluating the panel before equipment is ordered.

Line-set distance. On a large property, the distance between the condenser location and the indoor units can exceed what a standard line set covers. Longer runs are possible but affect capacity and cost, and they need to be planned rather than discovered.

Debris and wildlife. Condensers on rural property collect more debris and occasionally attract nesting. A location with genuine airflow, kept clear seasonally, avoids capacity loss.

Access. Some remote addresses carry a modest travel component in the quote. Reasonable, and worth confirming up front.

Hill Country climate

Boerne is drier than the Gulf Coast, so latent load is a smaller share of the total and oversizing is less punishing than in Houston — though still not advisable. The dominant local factor is solar gain: Hill Country afternoon sun on a west elevation is intense, and orientation moves the cooling load more than square footage does.

Winter is real here. Kendall County sits at higher elevation than San Antonio and sees more freeze hours. A heat pump mini split produces usable heat to about 5°F, comfortably below local design temperatures, and better-specified equipment sustains capacity better as temperature drops.
