Covenants are stricter than typical HOA rules

The Woodlands was developed as a master-planned community with an unusually strong emphasis on preserving its forest character, and the residential covenants reflect that. They are administered by village development standards committees and they are more restrictive than the HOA rules in most Texas suburbs.

For a ductless installation, two provisions matter.

Exterior modifications, including mechanical equipment, require approval. This covers the outdoor condenser and any visible line-set routing.

Tree removal is governed separately and taken seriously. If the obvious spot for a condenser has a protected tree in it, that is a problem — and it is better discovered during the quote than on install day.

The practical approach is to have your installer propose a placement that requires no tree removal and is screened or naturally obscured, then submit for approval before scheduling. Most approvals are routine when the request is reasonable.

The tree canopy actually helps

The Woodlands is one of the few places in Texas where mature shade meaningfully reduces cooling load.

Solar gain through the roof and west-facing walls is a major component of a Texas cooling load. Dense canopy over a house cuts that substantially. A Woodlands home under mature trees frequently needs somewhat less capacity than an identical house on an open lot in Katy, Cypress, or Frisco.

This is a real input to a load calculation, not a rounding factor. Tell your installer about the shading rather than assuming they will account for it — a contractor working from square footage alone will oversize the unit, which in Gulf Coast humidity produces the cold-but-clammy failure mode.

Condenser placement on a wooded lot

Shade over the condenser itself is beneficial — a condenser rejecting heat into 85°F shaded air works less hard than one sitting in 105°F full sun. So a shaded location is good.

What is not good is a location without airflow. A condenser tucked into a dense planting bed or a tight corner recirculates its own hot discharge air and loses capacity. It needs clear space around it, particularly in front of the coil.

Leaf and pine straw accumulation is the local maintenance issue. A coil packed with debris cannot reject heat, and over time that shows up as reduced capacity and eventually compressor stress. Plan on clearing the coil a few times a year — more frequently than an open-lot installation would need. See the maintenance guide for what that involves.

What The Woodlands homeowners install

The housing here is well built and properly ducted, so the work is additive rather than remedial.

Sunrooms and enclosed patios are common and rarely served well by the central system.

Home offices, especially in the older villages where a bedroom has been converted and needs to hold temperature on a workday schedule.

Garages and workshops, as everywhere in the Houston metro.

Guest suites and casitas in the newer Creekside Park and Sterling Ridge construction.

Detached studios and pool houses, which cannot practically share the main system.

Permitting

The Woodlands is a township rather than an incorporated city, so permitting for most addresses runs through Montgomery County rather than a municipal building department. Your licensed contractor should confirm the correct authority for your specific address, since jurisdiction in this part of Montgomery County is not uniform.

The covenant approval described above is separate from any permit and handled by an entirely different body. You need both.

CenterPoint rebates

CenterPoint Energy is the delivery utility for The Woodlands, so the rebate applies regardless of which retail provider bills you. Qualifying heat pumps earn up to $500 per unit, requiring program-minimum efficiency and a participating Texas-licensed contractor.

A caution specific to Montgomery County: some outlying addresses are served by rural electric cooperatives rather than CenterPoint, with different or no rebate programs. Confirm your address before counting on the rebate.

The federal 25C credit expired December 31, 2025 and is not available for 2026 installations.
