Flooding shapes the installation

Katy has flooded badly enough and recently enough that it changes how a mini split should be specified, and it is the first thing worth discussing with an installer here.

The outdoor condenser is the expensive half of the system. In a conventional installation it sits on a pad at grade — the lowest point on the property, and the first thing submerged. A flooded condenser is generally a replacement, not a repair.

Ductless offers a straightforward advantage over central systems here: the condenser does not have to sit at grade. It can be mounted on wall brackets or an elevated stand, putting it two to four feet up. In sections of Katy that have taken water more than once, that decision alone can be the difference between a working system after a storm and a full replacement.

The cost is modest — typically $150 to $400 when planned into the job. Retrofitting elevation after the fact is considerably more.

The indoor units help too. Wall-mounted heads sit around seven feet up, well above the water levels that reach floor systems. Compare this to a central system with an air handler sitting in a garage or utility closet at floor level.

If your home is in a flood-prone part of Katy, say so during the quote. It is a routine accommodation when planned and an expensive one when not.

Which jurisdiction are you actually in?

This causes more confusion in Katy than anywhere else on this site.

The City of Katy is small. The area people call Katy — Cinco Ranch, Cross Creek Ranch, Seven Meadows, Firethorne, Grand Lakes — is largely unincorporated Harris, Fort Bend, or Waller County. A Katy mailing address does not mean a City of Katy address.

This matters for permitting. City addresses permit through the Katy building department. County addresses follow county requirements, which are generally lighter but still require licensed mechanical work. Your contractor should confirm jurisdiction before filing anything, and any contractor who works Katy regularly will know to check.

It can also matter for utility territory. CenterPoint covers the great majority of the Katy area, but a small number of outlying addresses fall under rural electric cooperatives with different or no rebate programs. Confirm before counting on the rebate.

Humidity and sizing

Katy sits in the Houston metro’s humidity, and the sizing discipline that applies in Houston applies here.

An oversized unit cools the air to setpoint quickly and shuts off before running long enough to condense moisture out. The result is a room that is cold but feels damp — the most common complaint from a badly specified Gulf Coast installation.

The fix is correct sizing, not more capacity. An inverter mini split matched to the actual load runs long, slow cycles at partial output, which is exactly the condition that removes the most moisture. Insist on a load calculation.

For garages specifically, Katy’s humidity means the unit will pull real water. Make sure the condensate drain is routed properly — to a drain, a dry well, or well away from the foundation — rather than simply dripping against the slab.

CenterPoint rebates

CenterPoint Energy is the delivery utility for the Katy area, and as elsewhere in deregulated Texas, that is independent of which retail provider bills you. Qualifying heat pumps earn up to $500 per unit, requiring program-minimum efficiency and a participating Texas-licensed contractor.

Funding is annual and first-come. Confirm the program is open before scheduling.

The federal 25C tax credit expired December 31, 2025 and is not available for 2026 installations.

Common Katy jobs

Cinco Ranch, Seven Meadows, and the other master-planned communities are newer and well ducted, so the work here looks like Frisco: garages, bonus rooms over garages, home offices, and casitas. Old Katy has genuinely older housing where the jobs are retrofits and additions.

HOAs are near-universal in the master-planned sections, and architectural approval for exterior equipment is separate from any permit. Submit before scheduling.
