Mini Split Installation in Cypress, TX

Cypress is county, not city

The most common practical confusion here is jurisdictional. Cypress is not an incorporated city — there is no Cypress city hall and no Cypress building department. It is a large unincorporated area in northwest Harris County with a shared postal identity.

For a mini split installation, that means permitting follows Harris County requirements rather than a municipal code department. County requirements are generally lighter than city ones, but licensed mechanical work is still required and an unpermitted installation is still a problem at resale.

Your contractor should confirm jurisdiction for your specific address before filing. Some Cypress-addressed properties near the edges fall into other jurisdictions.

The more binding constraint for most homeowners here is not the county but the HOA. Bridgeland, Towne Lake, Fairfield, Coles Crossing, Blackhorse Ranch — nearly every master-planned community in Cypress has architectural review that covers exterior mechanical equipment. That approval is separate from any permit and handled by a different body. Submit before scheduling.

Garages and the rooms above them

Cypress housing is overwhelmingly recent — most of it built from the 1990s onward — and it is generally well ducted. The two jobs that dominate local demand both involve the garage.

The garage itself. Cypress garages hit 120°F on a July afternoon. Homeowners want workshops, gyms, and climate-controlled storage, and there is no practical way to serve a garage from the central system — most jurisdictions prohibit supply air crossing the firewall between an attached garage and living space anyway.

Size at 40 to 50 BTU per square foot, not the 25 to 30 used for conditioned space. A two-car garage of 400 to 500 square feet needs 18,000 BTU insulated, 24,000 if not. The garage door is the deciding factor — even an insulated door is a large imperfectly sealed thermal opening, and Cypress garages typically also sit under an uninsulated roof deck.

The bonus room over the garage. This is the other half of the same problem. Builder floor plans from the 1990s and 2000s put a large game room above the garage at the end of the longest duct run in the house. It runs 8 to 10 degrees off the thermostat in both directions.

The cause is structural: conditioned air arrives with reduced volume after traveling through a 140°F attic, the room has attic on five of six surfaces, and the garage below runs 115°F and pushes heat up through the floor all afternoon. Closing registers elsewhere does not fix it.

Humidity and condensate

Cypress shares the Houston metro’s humidity, and the same sizing discipline applies: an oversized unit satisfies the thermostat before running long enough to condense moisture out, producing a room that is cold but damp. Correct sizing, not extra capacity, is the answer.

For garage installations specifically, expect the unit to pull a significant volume of water. Confirm the condensate line is routed to a proper drain or well clear of the foundation rather than dripping against the slab — Cypress soil is expansive clay and consistently wetting the foundation line is worth avoiding.

CenterPoint rebates

CenterPoint Energy is the delivery utility for the Cypress area, so the rebate applies regardless of which retail provider bills you. Qualifying heat pumps earn up to $500 per unit, requiring program-minimum efficiency and a participating Texas-licensed contractor.

Funding is annual and first-come. Confirm the program is open before scheduling.

The federal 25C tax credit expired December 31, 2025 and is not available for 2026 installations.

Diagnose before adding equipment

One caveat that applies to newer housing generally and Cypress specifically. In an older Houston bungalow, a room that is 10 degrees off usually means there is no practical way to serve it. In a 2005 Cypress house, it may mean a damper is closed, a flex duct came loose in the attic, or the insulation above that room is thin.

Those are cheaper to fix than adding equipment. Ask your installer to evaluate the existing system first. If the ductwork is sound and the problem is genuinely capacity — which for a bonus room over a garage it usually is — then ductless is the right answer.
