Specify a low-ambient kit. This is the mistake we see most. A standard mini split is designed to cool when it is hot outside. It is not designed to produce cooling at 40°F ambient — and that is precisely when your servers are still throwing off the same heat they do in July. A low-ambient kit adds a crankcase heater and head-pressure fan control, extending operation to roughly 0°F. Without it, the system fails you on the first cold night in November.

Size on heat output, not square footage. Add up the wattage of everything in the room and multiply by 3.41 for BTU per hour, then add 20 percent. A 3,000 W rack load means roughly 10,200 BTU/hr, so a 12,000 BTU unit is the floor. Server rooms are the one application where erring slightly large is correct — the cost of being wrong is hardware.

Consider redundancy. For anything business-critical, two smaller units beat one large one. A failure leaves you with degraded cooling rather than none, and you can service one without shutting down.

Plan the condensate drain. A unit running year-round produces water year-round, in a room full of electronics. A condensate pump with an alarm float is inexpensive insurance.

Tenant considerations in Las Colinas

If you lease your space — most Las Colinas tenants do — get landlord approval in writing before any work, and settle four things in it:

  • Where the outdoor condenser goes
  • Who owns the equipment at lease end
  • Who is responsible for roof or wall penetrations and their repair
  • Whether work must be done after hours

Also confirm electrical capacity early. Leased suites are frequently built out with panels sized precisely for the original tenant with no spare capacity, and a service upgrade in a commercial building is a considerably larger project than in a house.

Commercial permits in Irving follow a separate track from residential and often require sealed drawings for larger systems. Use a contractor comfortable with that process — it is meaningfully different from residential work.

South Irving’s ductwork

The residential half of the city has the same issue as Garland and Arlington: housing old enough that the duct network is the limiting factor, not the equipment.
